We are a long term business seeking solid and sustainable returns from commercial property in the Channel Islands and UK markets. We aim to identify the optimum asset sectors to invest in. Over the years we have leveraged our experience to ensure that we tackle each investment and development opportunity with meticulously due diligence to ensure the opportunity has the best chance to flourish and provide above average long term income and capital returns for our shareholders and joint venture partners.
We operate within a fairly wide range of property asset classes including the industrial, office and retail property sectors. We intend to retain our assets for the long term and central to that is making sure assets deliver sustainable and cost efficient spaces.
We are privately owned and operated and based in Jersey, where we were founded almost 200 years ago in 1825. We work closely alongside our development and JV funding partners, relationships which are based on the upmost trust and understanding.
We focus on creation and ownership of buildings that have low obsolescence and deliver quality environments for our customers.
We don't focus on the short term, always considering what will produce sustainable reliable returns over a longer time period. We care deeply about design and what our spaces and buildings deliver for their occupants and their communities.
The most important aspect of development is knowing the pitfalls of which there are many. Understanding the market, site selection and the due diligence process is key to delivering a successful outcome. Development is by its very nature a risky business, there are many hurdles to jump over and pitfalls to avoid. Through first hand experience we have come across most of these.
We truly believe that good design lasts and making the extra investment in our properties not only means that they offer better environments to our Tenants and in turn their staff and customers, but more importantly - it means that buildings survive for the long term.
We are a forward thinking business and are not interested in chasing short term higher returns. We hold onto our developments and as custodial owners we place great importance on low obsolescence. We have no desire to construct buildings that are poorly designed, lowly specified and perform poorly in environmental terms which then leads to them being demolished and replaced. We take great pride in what we own, we look long term and that's why design really does matter.
Our aim is to build and run lower carbon properties, future proofing our properties for our customers and our communities. We always aim to develop open spaces and biodiversity around our sites. We actively engage with and challenge our suppliers and customers to work with us in a unified approach to deliver buildings that can be a force for good for all parties.
We regularly target the highest environmental benchmarks including EPC 'A' and BREEAM 'Excellent' ratings.
You will regularly find Solar PV installations and EV charging rolled out across our portfolio. Whilst all of our new budlings adopt the latest, highest environmental specifications we know we need to continually challenge our selves to seek new ways to improve.
