Five Oaks Trade Park, Jersey
A landmark development for commercial trade parks in the Channel Islands.
Le Gallais Real Estates acquired the former Jersey Evening Post headquarters at Five Oaks at the beginning of 2020. The 2 acre site was synonymous as the home of the JEP for many decades and so began the process of reinventing and redeveloping the site to create a combined retail and trade park. The site sits adjacent to the main Five Oaks road, one of the busiest in the Island.
The development, comprising three separate units, was completed at the end of May 2022. At the front of the site is a food store with generous car parking and delivery areas, let to the Channel Islands Cooperative Society. Le Gallais Self Storage occupies the largest unit on site which has a dedicated secure delivery yard. Finally, at the rear of the site is a light industrial unit with a very large secure yard and parking areas let to YESSS Electrical Group.
From the outset, the team established opportunities for reuse, recycling and recovery of materials. All of the structural steel and metal work was recycled, the former concrete foundations from the JEP buildings were crushed on site and reused as type 2 aggregates in the foundations for the new development and a significant number of additional building materials not retained for the new development were donated to a number of local businesses, organisations and charities.
The landmark development was completed on time and within budget and incorporates electric vehicle charging points, extensive solar panel installations, highly insulated and reusable building materials, all of which site within an attractive landscaped environment. The development has helped to breathe new life into the Five Oaks area and raises the bar for commercial trade park development in the Channel Islands.
